Fun fact: I am the only REALTOR in Ontario with on the field experience as a professional structural contractor specializing in the safe removal of interior structural load-bearing walls to create open-concept environments in residential dwellings.  My buyers will never walk blindly into a deal where the Sellers have compromised the structural integrity of the property by having removed a load-bearing wall without taking the appropriate steps to mitigate all safety concerns.

That is why I will scour the web for you, when needed will preview homes for you, and we will see all potential properties together.  In addition to homes on the market, I provide a door knocking service on properties that meet your search criteria but not currently listed for sale with any brokerage or MLS portal.

While we pre-view properties together, I will show you the best features as well as shortcomings and make sure you are well informed prior to making an offer on a property.

Easy 8 Step Buying Process

You deserve to have the best by your side when buying your dream home – it does not matter whether it’s your first, second, or tenth time. If you’re moving up into the perfect home, downsizing to a better fit, or anything in between, I can help.

Here’s a brief summary of what I do to provide a seamless and stress-free experience for my buyers.

Step 1: Meet in person and create a wish list

Let’s get to know each other! Once you’re ready to work with me, we’ll meet together for a no obligation Buyer Consultation to focus your search and determine what you want and need in a home.

Step 2 - Pre-qualification

If you don’t have a mortgage pre-approved, I can introduce you to several mortgage professionals who can help you determine your buying price range with confidence. Be prepared to dig into paperwork during this part of the process such as pay stubs, T4s, and tax returns. The lender will do a full review and then tell you what you will be able to borrow in order to purchase a home. This is a vital step in the home buying process!

Step 3: Listing alerts sent to you based on your criteria

Need to move for a job? Want a shorter commute? Getting married? Having a baby? Need to upgrade or downsize? At this stage in the process, we’ll send you notifications about the listings that you’re most likely to be excited about. 

Step 4: Schedule viewings

Here’s where the buying process gets really fun! We’ll go to local open houses together and schedule viewings of the homes that you’ve loved from our listing alerts. We’ll talk about how the budget will work and make sure that we find you the perfect home.

Step 5: Find the perfect home and write an offer

When you’re ready to make an offer, I will present a written offer to the seller. And while everyone loves getting their offer accepted right away, the seller could come back to us with a counter offer, or reject your initial offer all together. I will walk you through each of these possibilities and exactly how to handle them. Once the offer is accepted, it’s time to get your financing to the next step towards closong.

Step 6: Acceptance, appraisal and inspection

The sellers accepted your offer, and the home is going through appraisal and inspection. The appraisal guarantees that the price of the property matches the condition of the property while the inspection makes sure that everything in the home is functioning properly and there are no major issues inside. These are the last steps before the shiny keys to your home are placed in your hand… for good!

Step 7: Time to close and get the keys

Get excited because it’s time to close on your home! This process includes going through all of the final paperwork and signing your name (a lot!). Don’t forget to bring all of the paperwork you’ve collected along the way and your down payment.
